26 S C T / A P R I L 2 0 1 8 Heights Mercantile brings cool tenants to one of Houston's hip, family-friendly neighborhoods By Ben Johnson C reating a walkable, bike-friendly neighborhood retail center in the heart of Houston might have seemed unrealistic to some, but not to city native Steve Radom, manag- ing principal of Radom Capital. His vision resulted in a successful new project called Heights Mercantile, a 45,000-square-foot shopping center in the Houston Heights neighborhood, northwest of downtown. e Heights was a prominent neighborhood before World War II. Aer that, it went into decline until the late 1990s, when a renaissance began that attracted young families to the historic environs. Radom says he was looking for the right land parcel in the area for a large-scale development. He found one through an off-market deal with the Pappas family, owners of the Pappadeaux and Pappasito's Cantina restaurant chains, among others. e land included several vacant and aban- doned buildings, including a former New heights warehouse. Radom then acquired several adjacent smaller parcels and consolidated all of that to form the footprint for Heights Mercantile. e site was also attractive because it is bisected by a biking trail and sits across the street from Donovan Park, popular with locals. "e residential in this area has really been strengthening and improving to the point where little bungalows that were occupied by art- ists 15 to 20 years ago were now being remodeled and selling for $500,000 to $800,000 for bungalows, and quite a bit more for new-construction homes," said Radom. "For our stores, we were trying to find a mix that was very casu- al and informal, which is appropriate for the area, because of its laid-back vibe.
