"What I love about the real es- tate world is that these people are grinders, creating the world around us," he said. "We see a lot of hackers in the ICSC world." Markson's quirky persona reinforces the Property Cap- sule team brand as nonconventional problem-solvers, observes Tim O'Connell, director of digital marketing at Retail Properties of America. "They're trying to posi- tion themselves as the Zillow of the commercial real es- tate market," O'Connell said. "It just complements that whole idea that they are the innovators in our space." But Markson's personal preference for T-shirts rather than neckties notwithstanding, there is nothing casual about his approach to serving customers, clients say. Re- tail Properties of America hired Markson's consulting company in 2012 to help expand its website, and today the Oakbrook, Ill.–based REIT is a Property Capsule cus- tomer. In the monthly conference calls between the two companies, Markson's enthusiasm for developing new features and uses for the software is tangible, O'Connell says. "He'll say, 'All right, let us work on this,'" O'Connell said. "Then probably around midnight our time, we'll get an email back from him with a long list of potential ideas."
