RET AILING TODA Y in which we achieve our goal." Zoës Kitchen likes a largely college- educated population of between 85,000 and 150,000 within a three-mile area, a median household income of $60,000 per year and a minimum daytime pop- ulation of about 75,000. Most of its restaurants operate near offices, health clubs, entertainment centers and fancy grocers. "As far as co-tenancy is con- cerned, we like high-end organic grocers like Whole Foods and upscale female soft-goods retailers such as Anthro- pologie," Miles said. "Because we are convenience-driven, we have to identify locations that are easy for customers to access. Part of that need is driving a new, freestanding prototype, which we have developed and will be opening later this year in Atlanta." Charlie Adams, vice president of retail at Planned Community Devel- opers, of Sugar Land, Texas, says his firm is among Zoës Kitchen's satisfied landlords. "After researching their concept, and after visiting one of their Houston-area restaurants, we knew we wanted Zoës Kitchen in our Sugar Land Town Square mixed-use development," Ad- ams said. "They opened in the 32-acre development in Decem- ber 2011, and they are a natural fit for the healthy-lifestyle resi- dents in Sugar Land." Zoës Kitchen draws a couple thousand educated and affluent customers into its restaurants weekly, in turn driving sales for the ac- companying tenants, says Miles. Among the co-tenants at Sugar Land Town Square are the likes of Ann Taylor. "Being a regional draw, Zoës Kitchen attracts customers to Sugar Land Town Square that might not [otherwise] ven- ture outside of the Loop in Houston," Adams said. "Their entire team is a real pleasure to work with throughout the entire process, from leasing through completion of construction. Zoës Kitchen was well worth the wait."
