Fashion Square, meanwhile, is adding on residences, offices and a hotel, in addition to expanding and renovat- ing its luxury wing, with a completion date set for the fall of 2018. Some of the construction weakness of the past few years came from what Dodge characterizes as a "stalled recovery" resulting from department-store closures that tossed space back onto the market. But the many major renovations, the expanding spe- cialty grocery segment and some renewed investor and consumer confidence will probably all combine to help generate that predicted 5 percent construc- tion bump this year, according to Dodge. While some full-format, 100,000-square-foot grocery stores are getting built by the likes of Kro- ger, Meijer and WinCo, smaller-format grocers such as Aldi, Fresh Thyme Farmers Market, Trader Joe's and Whole Foods 365 are ratcheting down the size of the typical new store, says supermarket site ana- lyst David J. Livingston, who heads Wisconsin-based DJL Research. Fresh Thyme opened one of its new 28,000-square-foot stores, a format half the size of most supermarkets, early this year in Kirkwood, Mo., near St. Louis.
